What You'll Need to Bring to the Table:
High school diploma or GED equivalent.Minimum eight (8) years in construction project management or a minimum of ten (10) years in facility management. Must be proficient in general maintenance: including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roofing, City/County/State building codes and life safety equipment.Good computer skills, including Microsoft Office, and MS Project.Ability to work independently and as part of a team.Experience in property management.Ability to read and understand building blueprints and specifications.A passion for delivering exceptional customer service and cultivating a welcoming community environment.Strong communication and interpersonal skills to build positive relationships with residents and team members.Organizational finesse to handle multiple tasks and priorities effectively.A proactive mindset with the ability to contribute innovative ideas and improve processes.
Your Calling Will Be:
Project Planning and CoordinationLead all phases of renovation projects, from pre-construction planning to project completion, including budgeting, scheduling and procurement.Coordinate with architects, engineers, subcontractors, and other stakeholders to define project scope, goals and deliverables.Develop detailed project plans and timelines, ensuring resources are allocated efficiently.
Team Leadership and ManagementSupervise and mentor project teams, including Jr Project Managers, Project Coordinators and other staff.Conduct regular team meetings to track progress, address challenges, and ensure smooth project execution.Foster a collaborative work environment with internal teams and external partners.
Budget and Cost ControlDevelop and manage the project budget, including tracking costs, identifying variances, and implementing corrective actions as necessary.Approve project expenditures and ensure cost-effective solutions are implemented without compromising quality.
Schedule ManagementCreate and maintain a detailed project schedule, ensuring the timely completion of key milestones and tasks.
ADDITIONAL DESIRED QUALIFICATIONS:
Construction Management, Engineering, or equivalent college degree. Experience with Yardi.
PHYSICAL REQUIREMENTS:
Requires bending, kneeling, stooping, pushing, and pulling. Requires use of computers and telephones. Occasionally requires lifting 20 pounds or less. Must be able to move about grounds.
